Booking Conditions

Please carefully read these conditions before booking your stay

  1. A deposit of 25% of the total price is payable at the time of booking with the balance payable six weeks before arrival. A Good Housekeeping Deposit is payable at the time of full payment of the cost of the booking and is held by us until satisfactory inspection of the property following departure. Should there be a problem with replacement or repair of items or extra cleaning required the Client will be contacted as soon as possible to discuss the situation and finalise the amount of costs and appropriate refund, otherwise this deposit will be returned to the Client within one month of departure.

  2. Details of how to reach the property and where to pick up the keys will be sent two weeks before arrival as long as full payment has been received.

  3. Access to the property is available after 4.00 pm on date of arrival unless otherwise agreed

  4. Linen and towels are provided

  5. Cleaning during the week is not provided.

  6. The house is exceptionally well equipped but please check with us before arrival regarding any particular item you may need.

  7. Should you break something in the house we request that you replace it. If it is a large item please notify the owner before vacating the property. You may be billed for items missing or broken.

  8. Emergency numbers are listed in the information pack in the house.

  9. No music to be played outside after 11.30 pm. The lake amplifies noise and it can be disruptive to neighbours.

  10. When using boats, kayaks or canoes the lifejackets provided must be worn. No liability can be accepted by the owners for guests using the boats or lake.

  11. Hand sanitisers are placed around the house for your use and protection, as well as sanitising cleaning products in the utility room.

  12. At this time we are unfortunately unable to provide foods such as tea and coffee so please bring all these with you and do not leave any behind in the house.

  13. On your departure day please leave the house in a tidy manner and secure with all windows and doors closed. Place all rubbish in the outside bins. This must not be left for cleaning staff to handle. Rubbish must be sorted into food waste, recycling and household, the kitchen bin is divided for this purpose. All rubbish must be condensed as much as possible as the bins are only emptied once a fortnight. Leave your last load of crockery etc. in the dishwasher. Should you use a reference book or book from our library, please sanitise it before leaving. Please clean the barbeque if you have used it, otherwise we may have to deduct the time spent cleaning it from your Good Housekeeping Deposit. Return any outside and inside furniture to the positions you found them in.

  14. Please vacate the premises by 10.00 a.m. unless leaving on Sunday.

  15. Please be aware that the lake is unfenced and responsibility cannot be taken by the owners for any accidents involving it. The woods are inspected regularly but trees can blow down in the wind. No liability can be taken by the owners for guests using the grounds in adverse conditions.

  16. Dogs are only allowed in exceptional circumstances as there is no secure area in the garden for them.

  17. * Cancellation – Your deposit is non-refundable but if you cancel we will transfer your deposit to a future Booking. If you cancel after submitting the full payment we will only reimburse you if the property is re-let for the dates you have booked and you will only receive the amount recouped from the re-let. Any payments will be refunded if the house has to close due to Covid 19 restrictions or you have to cancel for reasons associated with Covid 19. We strongly recommend that insurance is taken out to cover cancellation costs.

  18. Should any of your party test positive for Covid 19 during your stay, could you please let us know.

  19. Finally – Please remember that this is a family home and respect the contents as such. We want you to enjoy your time at Lake Lodge and have provided furnishings, books etc to help you do so, please treat them with care.
